Great Falls, Virginia Real Estate Market Analysis for December 2018

The Great Falls housing market ended the year on a positive note with the average sales price increasing to $1.3 mil. This was a 21.6% year over year increase over the December 2017 average sales price.

There was a huge drop in the supply of homes month over month. A housing supply under 5 months is considered a seller’s market. The months of supply decreased month over month from 6.4 to 5.1 making the market more challenging for buyers.

The good news for buyers and sellers was that mortgage interest rates started to decrease towards the end of December even though the Federal Reserve raised its interest rate December 19, 2018.
